How To Invest In UK Commercial Property! Exclusive Interview with Peter Bill of the Estates Gazette

Peter Bill, Editor of the Estates Gazette as well as 7 others experts in UK Commercial Property investing have teamed up to talk about how to successfully invest in UK Commercial Property.

Fiona Goldman recently interviewed Peter Bill, editor of the Estates Gazette.

Asking Peter Bill what his thoughts are on the future of the UK Commercial Property Market gives any prospective commercial property investor a real insight into where the UK market is heading in the next few years.

Fiona asked Peter Would you say Great Britain is still a buoyant market to invest in with regards to property

Peter replied Yes I think it is, as we speak I think its been buoyant now for 8 or 9 years.

Is it slowing down? This we keep saying it’s going to but every year it keeps going up. If you can imagine a very tall glass filled with water on one side of the table and a very short glass filled with water on the other side of the table. The small glass for the amount of property that there is in the world and tall glass for the amount of money chasing it. At the moment there is probably 10x as more water or money as there is to property to buy. So there’s a massive over supply of money to property at the moment so that’s what has been driving it and will continue to drive it, its completely globalised now.

This is great news for any prospective commercial property investor be they novice, intermediate or advanced investors in residential or commerical property investing in the UK.

To emphasise the benefits of investing in the UK Commercial property market right now, Stuart Law, founder of Assetz Finance, mentions his experiences in UK commercial property investing and why he thinks now is the time to invest in the market. Stuart say Commercial property could also be new built student halls which are carved up into individual student apartments. That’s a particularly low hassle and a longterm investment and that’s generally high income as well. With commercial property, there really is two ways you can go in. You can go into commercial property by sector, so retail, shops, etc, offices or industrial. But another way of looking at is, whether or not the property is tenanted or untenanted, its very important to understand that with commercial investment its not been done before, but when you buy a property with a tenant in place, you’re paying a premium for the lease. The lease is the promise to pay, each year, four quarterly payments of rent. If you buy a building with out that promise and without that tenant in place, then you are just buying bricks and mortar. And when you buy bricks and mortar with a lease, you pay more.

Issues such as taxation are important to consider when investing in uk commercial property. Amir Saddiq founder of the Property Tax Portal says Say somebody purchased a property for £50,000 five years ago and its now worth £150,000 which is quite feasible, they may well have to report property values and they maybe liable to pay tax of upto 40% on the £100,000 profit. They have only got 25% left of equity on the property but they could have tax liablilitys as high as £40,000. So there the kind of areas that Daniel Feingold iin particular would start to get involved as he could help restructure people’s assets and give them the development advice they require

Daniel Fiengold head of a leading independent tax consultancy in the UK, called Strategy Tax Planning said Correctly structured, tax is only 22% in the UK. If you borrow to acquire a property you can offset the interest so it starts to slide down from 22% so a lot of people are effectively paying something like 10 or 11% tax on their rental income which is obviously a very attractive rate, a very low rate and in addition paying no capital gains tax. It provides a very, very exciting investment opportunity for them but its all about getting the right structure from the start. If someone comes to me saying I’ve bought a property then alarm bells normally ring but if someone comes to me saying I’m looking, I’m considering, I’m about to, then its normally the point at which I can give the right advice and get them in a position to minimise their UK tax liabilities.

Love Advice for Women - Soft Love in the Kitchen

I was thinking about softness, and how it changes your vibe. We’re all very smart, very clever, very defended. We don’t want anyone to see how films about animals make us cry, or our scrap booking, or all the mistakes we made and continue to make around everything in life. We don’t want anyone to see that we’re lonely, or frightened, or exuberant about the simplest things. We don’t want anyone to see us being childlike and hopeful. So we cultivate our intellect, our opinions, our thoughts on where we’ve been and where we’re going.

Today I was in the kitchen eating what I’d cooked, when my husband walked in. I have a horrible history of burning food. There was the time several months ago when I retreated to the microwave, defeated, afraid my absent-mindedness would burn the house down (talk about repressed rage). In the last few weeks I’ve been trying the stove again - scheduling cooking time, staying put in the kitchen, turning on the timer, sharpening my attention, and not burning anything! I’m cured! I’m a cook! I’m not a menace, I can do this! And the ground turkey I cooked in the pan smelled very nice on my plate. And he says, alarm and accusation in his voice, Did you burn something?

No! I look up at him in shock.

It smells like you burned something. Something’s burned. and he walks into the kitchen.

No, no! I defend, going for the pan, picking it up to show him, feeling five years old and incompetent. It’s just nicely brown, see? I say forcefully, totally righteously. It’s his nose that’s wrong.

Well, it smells like something’s burned.

All of a sudden I get what I really feel. Yes, I’m five. I screw up my face and do big time mock crying and whining. But I didn’t burn it! I wail. I didn’t…. and I go all gooey, pan in my hand, miserable. And in that second, my husband does a 180. His eyes go deep and very blue-green, he smiles so fast I’m taken aback, and he comes towards me, arms around me, Ohhhhhhh, he says. And that’s the end of it.

So, how’s your day? he skips right to his next thought, and he’s standing right up against me, and we’re connected, and I leap from five-year-old to grownup, from lump to goddess. Long ago, whenever this happened, I used to think it was because he was competitive and didn’t want me to be big. I thought he liked me girly and the loser at chess and gin rummy. I thought he was scared of my fortitude. Now I know that’s not it at all.

He just likes me better soft. He likes me better where I am than where I wish I was. He likes me better human than mistake-proof. And by liking me better this way, he encourages me to rise to the ultimate test of any relationship: He inspires me to say that I like myself best when I’m with him.

Ravenous - Not for the Faint of Heart

Tagline: You are who you eat.

I’ve always been a sucker for movies that are a bit outside the norm. Hell, who am I kidding? I love movies that are way outside the norm. Sure, most of them may be doomed to box office failure and critical ridicule, but they’re a nice change of pace from the mindless drivel Hollywood routinely churns out. Now, don’t get me wrong–I actually like some of the aforementioned mindless drivel, but variety, as they say, is the spice of life. It’s just like pop music. There’s nothing wrong with liking Britney Spears or Justin Timberlake, but, if you don’t occasionally broaden your horizons, you’ll end up with the intelligence of a stump (which might explain some of the people I see in my local Wal-Mart). And, as we all know, nothing will broaden your horizons like a cannibal film set in the 1800’s and featuring liberal amounts of black humor, gore, and David Arquette.

Did that last sentence get your attention? Good. Let’s proceed.

After receiving a promotion for bravery during the Mexican-American War, Captain John Boyd (Guy Pearce) is transferred to an isolated fort in California when his commanding officer realizes he’s not as brave as initially thought. Once there, Boyd meets the inhabitants of the sleepy outpost: Colonel Hart (Jeffrey Jones), the bookish commanding officer, Major Knox (Stephen Spinella), the alcoholic second-in-command, Private Reich (Neil McDonough), a tough-as-nails soldier, Private Toffler (Jeremy Davies), the nervous chaplain, Private Cleaves (David Arquette), the soldier who likes certain herbs a little too much, and an Indian brother and sister named George and Martha (Joseph Runningfox and Sheila Tousey). As Boyd settles in, the fort receives a late-night visitor in the form of one F.W. Colqhoun (Robert Carlyle), the near-death survivor of a doomed wagon train. As the terrified man tells his story, the residents of the fort are unwittingly drawn into a ghastly web of murder, deceit, and cannibalism.

Two quotes open the film. Both are fairly well-known, and each gives the audience a clue as to what kind of movie they’re about to see. The first is from Nietzche. He that fights with monsters should look to it that he himself does not become a monster. The second quote is attributed to an anonymous source. Eat me. A simple but effective way to establish the darkly humorous tone which is to follow.

But make no mistake about it-Ravenous, for all its moments of twisted mirth, still has more than enough frights and gore to please the horror crowd. After all, this is a movie about cannibalism. Based on the myth of the Wendigo, the basic premise is that a person may steal another’s strength by consuming his/her flesh. And, trust me, that’s a theme we see explored over and over throughout the story.

Director Antonia Bird (who replaced the original director two weeks into production) and Editor Neil Farrell demonstrate an excellent understanding of pace and shot selection, allowing the movie to roll briskly along while creating scenes of remarkable tension. Take, for example, the scene in which Colqhoun tells his horrible tale to the residents of Fort Spencer, or the one where Boyd flashes back to being trapped under a mountain of his dead comrades- their blood and guts flowing into his eyes and mouth. These are scenes dripping with suspense and ones which would have been far less effective in the hands of someone else. They also serve to once again remind us just how important editing and scoring are to the finished version of a film.

Speaking of scoring, I’d be remiss if I didn’t mention the excellent soundtrack. The rustic, backwoods music drives the picture relentlessly and further enhances the feeling of inevitable doom. If Deliverance had been set in the 1800’s, this would have been the soundtrack.

A solid cast of actors were put together for the film, and this becomes obvious in the more over-the-top moments. Less experienced thespians might have really camped it up and ruined the overall tone of the film, but these fellows downplayed even the most gruesome moments, and, despite the outlandish subject matter, the restrained performances gave the picture a greater sense of realism and horror.

Jeffrey Jones is excellent as always, and the character of Colonel Hart allows him some room to stretch his acting muscles (something Jones, a veteran of comedic films, doesn’t always get a chance to do). Even when Hart begins to develop less-than-socially-acceptable-behavior, Jones convinces us that we should still like and care about the character. Guy Pearce is also solid, although he doesn’t really have a particularly strong role to work with. Captain John Boyd is an introspective sort of fellow who doesn’t utter a full sentence until about 25 minutes into the film. While he gets more dialogue as things get rolling, I couldn’t help but think that Pearce’s talents weren’t fully utilized by the Ted Griffin script. And let’s not forget about Robert Carlyle. I first saw his talents on display in the otherwise horrible Trainspotting, and I’ve been a fan ever since. His performance as Colqhoun is another fine moment in what’s becoming a very impressive career. From pitiful to sadistic, Carlyle gets a demonstrate a wide range of emotions as we peel away the various layers of his character.

On the flipside, I didn’t really care for Jeremy Davies as Pvt. Toffler. I don’t know if I’ve ever seen such a nervous and irritating character (well, there was John Leguizamo in The Pest). Having also seen Davies in Saving Private Ryan and Secretary, I suppose it’s just his style. But that doesn’t mean that I always have to like it. Viewing Davies is often like watching an addict trying to kick the habit–lots of mumbling, sweating, and twitching. Still, at least he’s original, and that’s more than can be said of many of today’s actors.

And, in a way, that might best sum up Ravenous- At least it’s original. Sure, the film loses momentum around the halfway mark and becomes a bit generic. Sure, David Arquette plays another goofy jackass. And, sure, the final showdown is a disappointment. But you won’t find many films out there which are able to blend themes of cannibalism with wry, dark humor and actually pull it off. It’s got bite (insert cornball joke here), and that’s more than can be said of most films these days.

Remember you are creating an entire picture, do not wear a beautiful dress and stylish heels and then wear your hair and makeup like you do when you wear your jeans. Armed with your bridal magazine cut outs and a picture of your wedding dress book an appointment with your makeup artist for a trial run or a consultation at your cosmetics counter. Don’t do this at the last minute. Make sure you have a good couple of weeks up your sleeve so you have time for a couple of sessions if you don’t settle on a preferred style and colours first time up. You know your best facial feature; your plump rosy lips, your beautiful eyes or your lovely check bones. Your makeup should highlight your chosen feature. Don’t try and highlight more than one feature, it will look “too much”. If you use a bold red lipstick to highlight your beautiful lips go low key with your eye makeup. Conversely if you choose a stunning smoky eye look choose a more subtle lipstick or lip gloss.

Wedding makeup tip: Watch out for “seemed a good idea at the time”.

Watch out for fads; in 20 years time hot pink lipstick will date your wedding photos. You want to look as classic as possible so that your photo memories are timeless.

Blush: Become a truly blushing bride by choosing a warm flattering cheek colour in a pinky peach or rose or, if you tend to get flushed, a brownish tone. Experiment and find the blush colour that suits your skin tone. Use a powder based blush, they will usually last longer than cream blushers. To apply blush, start at the hairline by the middle of your ear, blend forward to the front of the cheek, and then back to the hairline and upwards. For a perfect application find a blush brush that is the size of the apple of your cheek. After the initial application dust the blush with some loose powder and then apply a touch more blush to the front of the cheek.

Lipstick or Lip Gloss: You will be doing a lot of kissing on your wedding day so you will need a lip colour that will last. Use a matte or longwearing lipstick or lip gloss because you don’t want to be constantly touching up your makeup during the day.

Be sure to use a colour that complements your hair and eye colour and use a lip liner in the same colour family as your lipstick or lip gloss. Don’t use a lip liner much darker than your lipstick or lip gloss. This technique looks harsh and very unnatural in pictures.

Purchase the lipstick or lip gloss and lip liner to keep in your purse for the whole day.

Wedding makeup tip: Smallish lips

If your lips are naturally small the lighter the lip colour the fuller the lips will seem.

Properly groomed and shaped eyebrows help enhance and add expression to the face. Have your eyebrows groomed but do this a week before the wedding in case you get a few red bumps after plucking or waxing. Fill in your eyebrows, if needed, with an eyebrow pencil shade that’s slightly lighter than your eyebrows. Brush through with an eyebrow brush or a clean toothbrush for a more natural look.

Mascara: For extra lush looking eyelashes use an eyelash curler before applying your mascara. Prepare for those tears of happiness by using a good waterproof mascara. Apply two coats, let the first coat dry before applying the second coat.

Finishing Touches: When you have finished applying your makeup you may want to apply a little more blush, and then finish with a final brush of loose powder.
