(As an aside, in some instances the notary does not need to prepare these documents his or her self. But, if someone else drafts these documents, the notary is legally required to review them in detail to make sure that they meet the requirements of Estonian law and reflect exactly the agreement that has been made between the parties.)

The initial agreement in the Estonian real estate sales process is the sales-purchase agreement. This agreement is prepared by the notary and is executed by the buyer and the seller once the seller makes an offer on the property that is for sale. Generally speaking, once the oral offer is made by the buyer to the seller, the sales-purchase agreement can be prepared and executed with a period of ten to thirty days (depending on what needs to be included in the agreement itself).

During the period of time between the execution of the sales-purchase agreement and the final agreement in the sales process, the buyer obtains financing and the seller makes certain that the property physically and legally is in a position to be conveyed and transferred to the buyer. In addition, during this interim period, the buyer must pay to the government what is known as a state fee — which is in the amount of 0.4% of the value of the real estate being sold and purchased.

The final agreement in the real estate sales process in Estonia is entitled the transfer of ownership in real estate agreement or document. When this document is duly executed by the parties, an application is made to the Land Register Office to transfer the ownership of the real estate from the seller to the buyer. In addition, following the filing of this application, a public notice of the change in ownership of the real estate is published in the Official State Gazette, the official publication in Estonia that publishes legal notices of this nature.

In summary, the process of buying real estate in Estonia does include a number of hurdles that seem confusing and complicated on the surface. But, as has been noted, the laws have been modernized and liberalized in recent years. Chances are quite good that the government of Estonia will continue to work to make the real estate laws in that country a bit more “user friendly” and less cumbersome in the future.

But what is a computer virus? Well, it is a software with a small imprint that would usually attach itself on to a legitimate program or software. Every time this program is executed the virus is also executed and it tries to reproduce itself by attaching to other programs or it immediately starts affecting the computer. A computer virus and email virus basically have the same modus operandi, the difference though is that an email virus would attach itself to an email message or automatically send itself using the addresses in the address book in order to infect the people who receive the email.

A computer virus is usually embedded in a larger program, often a legitimate piece of software. The virus will be run when the legitimate software is executed. The computer virus would load itself into the memory of the computer and then it will seek out any programs where it can likely attach itself. When a likely program is found then the virus would modify the file in order to add the virus’ code to the program. The virus would usually run before the actual legitimate program runs. In fact, the virus would usually perform the infection first before it commands the legitimate program to run. This process is so fast that no one would even notice that a virus was executed. With two programs now infected (the original program and the first infected program), the same process would be repeated whenever either program is launched worsening the level of infection.

After the infection phase, or even within the middle of the process of infection, the virus would usually start its attack on the system. The level of attack can range from silly actions like flashing messages on the screen to actually erasing sensitive data.

Fortunately, there are steps that you can do in order to protect your computer from viruses. Among the steps that you can take are:

* The simplest way to avoid a virus is to install a legitimate and effective antivirus program in your computer. The antivirus program is designed to look out for any kind of activity that could be seen as similar to a virus attack or infestation and it automatically stops it.

* You can opt to use a more secure operating system in your computer. For example, Unix is a secure operating system because the security features built into it prevents a virus from actually doing what it is programmed to do.

* Enable Macro Virus Protection in all of the Microsoft applications resident in your computer. Additionally, you should avoid running macros in a document unless you have a good idea of what these macros are going to do.

* Avoid using programs that you have downloaded on the internet especially when they come from dubious sources.

* Never open an email attachment that contains an executable file - these are files with the EXE, COM and VBS extensions.

Many of you know my feelings about television…*I believe TV is a complete waste of time*. Statistics show that 98% of people will watch 3-5 hours of TV a day either early in the morning, sometimes during the day while on break at their job or when they come home in the evenings.

Some people even have to fall asleep while watching TV, which is *Deadly* to your spirit especially if it’s the news or something like that.

There is one show that I do watch called…

*The Deadliest Catch*

I do recommend this show for one reason and one reason only…

To see the price people are willing to pay, because there is a financial reward at the end of the incredible deadly journey.

Deadliest Catch is about crab fishermen in the Bering Sea of Alaska.

They battle…

The physical price that these men will pay is incredible, because they know there is potential to earn significant monetary rewards at the end of the crab fishing season.

The Focus Myth

Years ago I gave a consulting client a one-word solution to overcoming his business challenges. The one word was, “FOCUS.”

At our weekly meetings I emphasized the importance of focus for this successful entrepreneur seeking even greater success. We worked closely together to help him stay on track with his business goals. It was during this period that I really learned how powerful the concept of focus is, and why so many individuals whether they’re entrepreneurs, salespeople, managers, or other achievers find focusing hard to do.

Many popular authors and speakers talk about the importance of focus. I have found, however, their emphasis is typically centered on goal setting, habits, and will power. These are, of course, vital to the process of reaching our objectives, but I do not think these ideas really hit the sweet spot of what focus is all about - nor are they on point with the typical challenges most of us have with focus. In fact, I believe most personal development authors simplify the concept of focus and promote a sort of “focus mythology.” That is, that individuals who are somehow missing the mark are not focused.

Let me give you the reality.

The entrepreneur not reaching his or her revenue and profit goals, but working 16 hour days is probably very focused. The salesperson making call after call and still not reaching his or her performance goals is probably focused as well. The athlete faced with making a critical play during the big game but finds the effort unsuccessful is also focused. All of these individuals have goals that are important to them; they are probably working at the most important thing and what they do best, and putting in extra effort to make it happen. But that, in my judgment, isn’t what focus is really about. In reality, it’s only the beginning.

To really unleash the power of focus you first must understand what focus is. Whatever our mission, we do not operate in a vacuum. In every agenda we meet opposing forces. To the salesperson there’s administrative tasks, personal errands to run, a family crisis, bad weather, a car that won’t start and any number of competing issues. It is actually the salesperson’s ability to give these other issues attention, while booking new business that blows away the myth of focus. You don’t ignore these others things. You perform despite these things.

To use a sports example, (I ran a sports media company for a decade) superstar golfer Tiger Woods is said to be incredibly focused, not because he can make the big shot, but because he can do it under pressure. So step one for you students of focus is understanding that focus is first about obstacles. To really focus you must train yourself to perform under pressure. Rarely do we have a “wide open” target to which we can dedicate our sole attention. Focus means remaining committed despite having simultaneous, equally important, competing interests, opposing forces, and unsettled emotions.

The second factor in understanding focus is perhaps most contradictory to what the word implies. That is, focus is about balancing multiple priorities - not just one. You see, while Tiger Woods is trying to make the big shot he still has many potential distractions — both visible and invisible. He just might have a stomachache. But what makes Tiger a winner is his ability to balance multiple priorities simultaneously and still get the result we all expect. An entrepreneur who can balance a product launch, a vital employee who calls in sick, calls from creditors asking for money, and a customer with a laundry list of complaints, and still close an important deal is a champion of focus. She’s a champion because she has a full plate - not just one item to devour.

Finally, focus is not always pretty. We have visions of happy, goal-directed individuals who whip everything neatly into place. This is where the Tiger Woods analogy ends. He makes it look a little too easy. My experience with the focused is that they are often chaotic, unconventional, and downright weird. Not all, but many are folks that arrive to meetings late, allow lesser things to wait, and are unapologetic about being ruthless with their attention. The point is all of these goals, obstacles, and multiple priorities don’t come together with a snap of the finger. There’s plenty of friction that drives the focus machine.

So, the next time someone tells you that FOCUS is key to your success, make a decision. Are you going to believe the myth - that you’re not pointed in the right direction, working hard enough, or concentrating on that one thing, or will you embrace the reality?

The Most Appropriate Educational Toys For Your Children

Children learn about the world through toys. Different toys fulfill different developmental and educational purposes, and understanding this variety and the needs of your child will help you in selecting the most appropriate toys for your child.

Here are some significant needs of children that can be fulfilled by the right kind of toys:

• Creative development: Lewis Carroll’s Alice captured the essence of childhood with her eager phrase: “Let’s pretend…” Watch how many things your child can do with an empty cardboard box. Other examples: Clay, paint, dolls, crayons, play dough.

• Intellectual development: Just pulling a simple wagon, your child is learning about the relationship between force and velocity. Other examples are books, miniature ovens, bicycles and science kits.

• Physical development: Through toys and games, children develop their strength, motor skills, hand-eye coordination and muscle control. Toys for this are balls, bikes, blocks, shovels, and all outdoor games.

• Sensory development: Children learn about textures, smells, colors and sounds through toys. The toys for this are musical instruments, clay, blocks, puzzles.

• Social development: Through toys, children learn about each other and about friendship. They learn how to get along with others, and the mechanics of personal relationships. What happens when your child builds a sandcastle together with a friend? What happens when your child refuses to share a toy? Board games, dolls and puzzles are some toys that can help your child’s social development.

• Personality development: Games and toys build confidence and self-esteem in children, and help them learn about themselves through their likes and dislikes. Solving a puzzle, building a house with blocks, riding a bike — all these exercises help your child feel a sense of accomplishment and self-worth.

The best toys for your child are the ones that provide an enriching learning experience in a fun way and are helpful in the development of basic skills of your child. It is important that you think deeply before buying a toy for your child and evaluate what learning experience your child will have while playing with that toy.

Using Toys

With time, your child will learn how to take responsibility for her choices, actions, and belongings. The following are some guidelines with which you can help your child become responsible without compromising on her safety:

• Talk to your child about proper care and storage of toys. Fix a place of storage and do not allow toys to be left on the floor or outside the house.

• If there is more than one child, separate their toys to make sure that the younger ones may not play with toys appropriate for older children. Explain this, and related safety hazards, to the older children.

• Participate in your child’s play and set good examples of safe play. After playtime, show them how to put the toys away safely, and slowly allow your child to take responsibility for the toys.

• Teach your child to recognize unsafe toys and safety hazards. Check their toys (especially electric ones) regularly for damage, and urge them to let you know if a toy breaks or seems unsafe.

Appropriate and Allowable Toys for Children

In this chapter, we will discuss the skills and needs of children at different ages, and accordingly choose safe and appropriate toys for each age group.

• 3 to 4 years

During this time, children use their imagination to imitate adult activity, and participate actively in physical games. Their knowledge of safety hazards and self-defense also increases.

Appropriate toys: Puppets, farm and community play sets like tea sets, climbing structures, miniature ovens, toy telephones, simple board games, tricycles, boxes, dolls and stuffed animals, water play toys, puzzles, balls, simple musical instruments etc.

• 4 to 6 years

At this age, children learn about social skills and cooperation by participating in preschool group games. Their physical coordination develops, and the foundation of printing and writing is also laid at this time.

Appropriate toys: Transportation vehicles of all types like
bicycles with helmets and training wheels toys, drop boxes, sleds, creative materials, painting material, books and records, stencils, puzzles, balls, action figures, dress-up clothes, housekeeping props,
dollhouses, character toys, simple construction toys etc.

• 6 to 9 years

Children learn about getting along with others, and about the adult world of sports, games, and careers. At this stage, children develop their intellectual and social interests and make strong friendships, likes and dislikes.

Appropriate toys: Board games, marbles, jacks, puppets, doll equipment and accessories, craft kits, construction toys, complex puzzles, jump ropes, art material of all kinds, roller and ice skates etc.

• 9 to 12 years

Preteens become active in team play and learn how to handle detailed projects in arts and science. They learn to prioritize their interests and give more time to select hobbies. They also begin to operate video games and computers.

Appropriate toys: Skates, skateboards, science kits, craft kids, tested and approved electric toys, electric trains (UL approved), construction sets, science kits, craft kits, costumes, larger bicycles prop boxes, puppets, fashion and career dolls, doll house and furniture, musical instruments, books of specific interest, work bench with real tools etc.

It is important to remember that children are different and have individual characteristics and interests. Only you can know your child’s specific interests and abilities at the different stages of their development, by supervising and participating in their play.

Promotional Mugs - What Should Yours Say?

Chances are good that you have at least one of them hidden away somewhere at the back of your cupboard! Research shows that an estimated 75% of people say they will keep promotional material that they actually find useful, such as mugs.

Promotional mugs are a great marketing tool partly because they can be manufactured in a variety of materials - ceramic, metal, glass and plastic. Different styles of mugs tend to appeal to different target markets - travel mugs may appeal to families; while younger people may prefer a contemporary mug design.

Your design and the wording can be changed accordingly, depending on the target audience. One of the drawbacks of a promotional mug is that it gives you a relatively small surface on which to advertise. The surface is also curved, which can make some designs or wording difficult to read.

You also may be restricted as to the number of colors and the sophistication of the design. Another consideration is that any printing should be long lasting and able to withstand hot liquids. One of the latest innovations is the color changing mug, which reveals a logo when hot water is added.

If appropriate, you can dispense with the traditional plain mug, in favor of a full color design that is printed entirely around the outside - only the mug handle is white. The latest advances in technology have made this process possible, ensuring vibrant color, a high gloss finish and a dishwasher safe product.

Of course, apart from cost and distribution issues, your most important consideration is what the mug should say. Often, less is more - many company logos are so instantly recognizable that no other wording or information is necessary. A well known logo will also immediately be recognizable if your mug is distributed overseas, eliminating the costs involved in producing material in different languages.

People using the mug should be able to get the gist of the message without a lot of extra reading - over half of all people process information primarily visually. The style of your logo and the typeface also say something about your company - is the style modern, old-fashioned or bold?

A company slogan is sometimes more effective than the actual name. On the other hand, if your company isn’t a household name and it isn’t obvious what the product or service is, it’s a good idea to mention the product being promoted.

If you do decide to put additional information on the mug, make sure it is easy to read and eye-catching. The message should stand out on a mug on somebody’s desk when seen from across the room! As mentioned before, take into account the curved surface of the mug.

And from a cost point of view, the simpler your design and the fewer colors are used, the lower the costs to your company. If appropriate, choose bright colors - such as primary colors - that will stand out. Different colors also have different impacts - orange and red are exciting, dark blue is considered relaxing.

Promotional printed mugs can be around for a long time - your wording should be designed accordingly. If you have a phone number or web site on the mug, make sure it won’t change soon. Research suggests that it’s more effective to include your website address rather than a phone number - if you don’t have room for both.

So consider promotional mugs as part of your marketing plan - they are effective, inexpensive promotional items or gifts and just about everybody uses them.

The Queen of England, Home Security and You

Buckingham Palace stands in its own grounds in the heart of London, England. It is possibly the number one ‘must see’ of the thousands upon thousands of tourists that visit London each year.

With its ceremonial guards with their red tunics and tall, bearskin hats, Buckingham Palace is the official London residence of the British royal family as well as being a base for visiting dignitaries and Heads of State. So you would expect security at the palace to be nothing less than top notch, and today it probably is.

However, in the early 1980’s it was perhaps a different story.

Early in the morning of July 9th, 1982, unemployed Michael Fagan somehow managed to scale a fourteen-foot wall, set with spikes, in a remote corner of Buckingham Palace. He was actually spotted climbing over the wall by an off-duty police officer and the alarm was raised. However the intruder was not found by a search of the grounds, and it must have been assumed that he had climbed back over the wall and made his escape.

But Michael Fagan was still at large within the palace, in fact he found an open window and clambered in. It was not the intruder’s intention to steal because inside the room was a stamp collection valued at a cool $20 million which he left alone. Finding that the door leading from the room to the rest of the palace was locked the unemployed man climbed back out of the window.

Amazingly an alarm had been triggered both when Fagan climbed in the window, and when he climbed out again, but the in-house police officer attending the alarm made the assumption that it had malfunctioned and twice switched it off!

Michael Fagan was determined that his adventure at Buckingham Palace was to continue because he managed to find another open window, this one with a convenient drainpipe leading to it. Up he went. This window brought Fagan into the room of the man who was responsible for the security of Queen Elizabeth II, and this time the door leading out of the room was unlocked.

The intruder was then able to wander unchallenged along the vast corridors of the palace, as he did so he admired many of the valuable paintings that adorn the walls. He entered a few unoccupied rooms and then, by chance, entered the bedroom of her majesty the Queen.

Does all this have anything to do with the security of your home? It does, read on.

The Queen’s bedroom should have been guarded. At night an armed police officer stood in front of the door but his shift had ended and he left before being relieved by an unarmed footman who guarded the room by day. The footman was delayed because he was out walking the Queen’s corgis.

When Fagan disturbed a curtain the Queen awoke and, although she must have been extremely shocked to find a stranger in the royal bedchamber, remained calm. News reports of the time stated that Fagan sat on the end of the bed and chatted to the Queen, mainly about family matters. After about ten minutes he asked her majesty for a cigarette. This gave the Queen reason to reach for the telephone and she was able to summon a footman who restrained Michael Fagan.

You can imagine the outcry about the insufficient, and lackadaisical, security at the palace this incident caused, the British press was full of the news for some time. Imagine too, the further panic caused when it was revealed that this was actually the second time that Michael Fagan had unlawfully entered Buckingham Palace. Just one month previously he had helped himself to a bottle of Prince Charles’ wine.

Naturally, this led to a complete review and upgrading of security at all royal residences, the British monarchy determined that no similar incident should ever happen again.

So where does you and the security of your home fit into this story? No doubt that your home is a nice one. It may not have the ceremonial guards, the staterooms, royal treasures and endless corridors of Buckingham Palace but it is a palace to you and your family. Is your home security insufficient and lackadaisical? Could an intruder enter your home as easily as Michael Fagan had entered the royal residence?

Remember that an intruder would likely have far more wicked intent than sitting on the end of your bed chatting to you. Make a review of your security now. Are you doing all that you can to ensure that your home is as best protected as it can be? Don’t be like the British Monarchy and leave it until after the event.
